Terms and Conditions.

Thank you for booking, we are delighted you have chosen to visit Lake Farm.  By making this booking you agree that you have read our terms and conditions and are responsible for entering an agreement with Lake Farm Dorset.

Bookings

Lake farm Dorset only accepts booking from persons over 21 years of age.  We reserve the right, without giving reasons, to refuse a booking. When you submit your booking through the online reservation system you will receive an automated booking summary e-mail, to the e-mail address provided. Please check the email for any errors.  Bookings made through the online booking system are provisional until confirmed.  A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email. 

Payments

To place your booking, you must pay a 25% deposit (or full payment if booking within 10 weeks of your check in date).  

A reminder will be sent a week before the remaining balance is due.  If you do not make payment by the due date, then with regret, we will cancel your booking and terminate the contract with you. In these circumstances, the below cancellation policies apply.

Cancellations

We understand that sometimes things don't go quite to plan, if you do need to cancel your stay below are our cancellation terms: 

If cancelled more than 10 weeks prior to your stay - you will receive a full credit note or refund for the amount you have paid.  Refunds will be issued in the same form and ratio as the original payment was made. Therefore, if a Gift Voucher was used to book your stay, the refund will be back onto a new Gift Voucher at the same amount as originally used.

If cancelled less than 10 weeks prior but more than 28 days prior to your stay - we can offer you a credit note to the value what you have paid for your stay OR 25% of your booking value will be retained.

If cancelled 28 days or less from your stay- 100% of your booking cost will be retained unless we are able to resell your dates, in which case we can offer you a full credit note. 


We reserve the right to refuse any booking or cancel any bookings subject to refunding any sums you have paid without further liability on our behalf.

We cannot accept responsibility or pay any compensation where the provision of the holiday is prevented or affected by reason of circumstances that amount to “force majeure”.  These include any event which we could not, even with all due care, foresee or avoid. Such circumstances include the destruction or damage of the property through fire, flood, explosion, storm or other weather damage, break-in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, fire, adverse weather conditions, war or threat of war, actual or threatened terrorist activity, epidemic, pandemic and all similar situations beyond our control.


We strongly advise guests to take out travel insurance in advance of their trip.

Amendments

All date changes must be requested more than 10 weeks in advance of the original booking.  Where possible, we will try to help you change the date of your booking if you can no longer make it, however if it is not possible to make the requested change, then the standard cancellation policy will apply.

If we can fulfil your request to amend your booking, any differences in price as a result of the amendment, will be paid by you in the case of an increase and refunded to you in the case of a decrease in price, e.g. amending your booking from low season to high season.

Arrival and Departure

Your accommodation will be available to you from 3.00pm on the day of arrival. We operate a self check in system, however if you can let us know roughly when you’ll arrive we can ensure the shepherds hut is warm.  

Check out time is 10am on the day of your departure.  We reserve the right to make a surcharge for a departure later than ten minutes from the agreed check-out time, as this adversely affects the quality of provision we are able to offer the next incoming guest.  On departure your hut and the site are to be left clean and tidy. Keys must be returned to the key safe. 

Breakages / Damage and Cleaning

A degree of normal wear and tear is to be expected but should any significant damage or breakage happen during your stay you will be held responsible and liable to a charge equal to the lowest current market value. Please let us know if anything gets broken so we can replace it for our next guest.  We reserve the right to charge for excessive cleaning where the hut has been left in an unacceptable condition.

Liability

Lake Farm Dorset accept no responsibility for injury incurred anywhere on the site or in the hut. Swimming in the lake is allowed but it is at your own risk and Lake Farm Dorset hold no responsibility for drowning, injury or illness.

Negligence

Guests will be held responsible for any fire, damage or alteration to the huts or other parts of the site caused by negligence. Tea lights and unenclosed candles are strictly forbidden inside or outside the huts. Please do not leave anything on or rested against the wood burners.

Stolen Property

You are responsible for your property including your car whilst you are staying at Lake Farm Dorset and we do not accept any responsibility for your personal effects.

Smoking

Lake Farm Dorset is subject to a strict no smoking policy inside the hut and pollution or damage from smoking will result in a charge to ensure the hut is returned to a satisfactory standard. Smoking outside the huts is permitted but guests are responsible for the safe and tidy disposal of their cigarette butts, please don’t litter the surrounding area.

Children

Unfortunately space is limited in the shepherds hut and not suitable for children.

Pets

Unfortunately we cannot accommodate pets.

Code of Conduct

Guests agree to not act in any way which would cause disturbance nearby residents. In exceptional circumstances we reserve the right to ask a party to leave is there is repeated noise and a request to keep things tranquil is ignored. This would mean the terms of our contract with you has been breech so there will be no refund.

Customer complaints

We try exceptionally hard to ensure your stay with us is memorable for all the right reasons, and our many returning guests testify to the excellence of our service.  However, we do recognise that from to time things do go wrong.  In the first instance of a complaint please speak to us directly either in person or call us on 07790554868 so we can resolve the problem. If you are unable to do so or wish to do so once you leave please email lakefarmdorset@gmail.com.

Declaration

I have read the booking conditions and agree on behalf of all members of my party to abide by those conditions. I understand that any balance payments must be paid at least 10 weeks before the holiday is due to start. I am over 21 years of age.
